Because there are no homes, septic systems, or other structural considerations at hand, selling a piece of raw land is typically straight forward. You don't have to worry about things like home inspections or plumbing upgrades before putting your land on the market. But your piece of land likely will not be the only one listed for sale at the same time, so you can expect some competition to contend with. Here are two things you can do to set yourself apart from the competition, optimize buyer interest, and sell your land fast:

Get the Land Surveyed

One of the best ways to increase buyer interest for a quick sale is to get land surveying services by a professional before it gets put on the market. A land surveyor can create boundary locations and land maps for you that can be given to potential buyers so they know exactly what you are selling from the start. These maps will tell buyers what kind of terrain can be found throughout the property and exactly where properties lines end. In addition to mapping services, your surveyor will be able to:

  • Outline ponds, gardens, and other natural features on the property.

  • Pinpoint easement locations and abandoned roads.

  • Locate joint driveways and right-of-way passages.

  • Provide an overview of where electric, gas, and water lines have been installed or could be installed in the future.

Create Some Property Barriers

  • Use a variety of different colored hibiscus plants to line the property and trim them to give them a customized look.

  • Plant trees around your piece of land to increase your property value and impress potential buyers.
